A commercial property EICR should provide useful evidence about electrical condition and a clear basis for deciding what happens next.

Commercial electrical installations can change considerably during the life of a building. Circuits may be altered, equipment added and spaces adapted to support new occupants or operational requirements. General use, environmental conditions and previous work can also affect the condition of the installation over time.

During an EICR, the engineer assesses relevant accessible parts of the fixed electrical system and carries out electrical testing in accordance with the agreed scope. This may include circuits, distribution equipment, protective devices, earthing and bonding arrangements.

The resulting report records the condition of the installation, observations identified and any areas that could not be fully assessed. This gives facilities and property teams a clearer understanding of the electrical systems for which they are responsible.

Plan the EICR around the property

Before testing begins, FELCO works with the client to establish the scope of the inspection and understand how the building operates. Existing electrical records, previous reports and known concerns can also be reviewed where available. Inspect and test the electrical installation

Our engineers complete a visual assessment and electrical testing of the installation included within the agreed scope. The inspection may cover distribution boards, circuits, protective devices, accessories, earthing and bonding, as well as other accessible parts of the fixed electrical system. Some testing requires temporary isolation, which is coordinated with the nominated site contact before work proceeds. Any operational restrictions, inaccessible areas or other limitations are recorded. This ensures the report accurately reflects the extent of the inspection and identifies where further access or investigation may be necessary.

Report findings and progress remedial works

Following the inspection, FELCO prepares the Electrical Installation Condition Report, including relevant observations and the overall outcome of the assessment.
